Our client is an established multinational residential real estate and investment management firm with offices and a global presence throughout the UK, mainland Europe and Asia.
They are currently seeking an experienced AST residential property manager who has worked in the property industry for at least 12 years (with a minimum of 1yr of AST management experience or similar) to oversee the management of a residential portfolio of properties.
This role will involve managing an AST portfolio of 130 properties.
This role will be based in the offices in the Shoreditch area
Salary Package:
Full salary - £29,822
Base Salary -£25,250
£2,172 -Travel Costs (£181 per month)
£,2400+
per annum in pro rata commissions.
Responsibilities & Duties:
This role will involve dealing with most aspects of the Residential Lettings and Management process including maintenance, renewals, property visits, processing invoices/service charge demands, deposit disputes and credit control.
Property Managers are awarded the autonomy to manage their portfolios with key performance indicators (KPIs) used to gauge successes. This role reports to the Senior Property Manager in the team
Maintenance management
Organise repair quotes and works as necessary, including new build defect issues
Property Inspections & Reports
Booking and performing property inspections, producing comprehensive landlord reports, snagging and handover reports where necessary
Inventories
Organise check-out inventory inspections
Certificate Compliance Management
Ensuring all the Gas Safety Checks, Portable Appliance Tests, EPCs and necessary certificates for each property is renewed on time; to ensure all Landlords' properties are compliant with the current regulations.
Tenancy Deposits
Logging deposits with the DPS scheme, negotiating deposit deductions and processing via the platform
Renewals
Minimise void periods by monitoring expiring tenancies and negotiating rental renewals in line with market trends
Administration
Producing and updating AST agreements for renewals
Understanding rental statements and identifying discrepancies.
Uploading invoices for payments in a timely manner
Encourage positive online company reviews, particularly Google Reviews
Use management software system in line with business operating requirements
Tenancy management
Constantly monitor and curtail any rental arrears
Follow up and respond to all customer queries in a timely manner.
Build and foster relationships with tenants, landlords and suppliers
Required Skills:
12 months of comparable experience preferred
